Additional Rate Details and Rental Terms IMPORTANT: In an effort to reduce the overwhelming inquiries we receive about availability, rates, holiday premiums, minimum nights required during certain holidays, and location, PLEASE check here {everything posted IS correct and current} and read ALL of the details posted below PRIOR to contacting us. We are always happy to promptly answer any OTHER questions. Or, please let us know if/when you are ready to book a reservation. We will then send you an itemized total to review that reflects exactly what is posted here. {Online booking is not available}. Due to time constraints, frivolous inquiries ~ generic, those with no message, those that actually ask if we charge per guest {as clearly posted, we charge by the night, just like hotels}, those that request information already posted, those that request a "quote"/"total"/"final price" {just multiply the number of nights by the posted rate, add the posted tax, add the posted cleaning charge, add the posted REFUNDABLE damage deposit, and add any applicable holiday premium}, and those that request a rate reduction are DELETED. As stated above, all posted reservation costs are clearly detailed {in the PayPal invoices} for guests to review PRIOR to paying. Thank you!
CANCELLATION POLICY: If reservation is canceled 30 days or more prior to arrival date, all monies {including tax/cleaning fee/damage deposit} will be immediately refunded in full, minus a $50 cancellation fee. Otherwise, all reservation funds {excluding tax/cleaning fee/damage deposit} are subject to forfeit. NO REFUND is provided for reservations that include a Federal Holiday {when U.S. banks/post offices are closed}. This includes check-out day. All guests are strongly encouraged to purchase insurance. Please enter "ConsumersAdvocate.org" and then "travel insurance" in a search engine for the highest rated companies that will protect your reservation funds in the event of a problem relating to health, illness, injury, weather, transportation, travel mates, relatives, COVID-19, or ANY other emergency/extenuating circumstance. Be sure to choose a "Cancel for Any Reason" policy. {Also, In some cases, credit card companies will cover travel-related losses}. In the event that the Montana governor orders all Big Sky rental properties to close, we will immediately issue a FULL refund for any nights affected within your reservation.
~ Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge "Service Fee", etc., that large vacation rental sites charge, while using unsafe/third-party/overseas payment system software {i.e., Yapstone's "RentPayment"} that gets hacked. Please Google it for current class-action lawsuit details. Additionally, be aware that management companies are able to manipulate reviews on their sites by posting fraudulent ones and only the good ones {if any} from guests. ~
